The government plans to approve a draft allowing construction of residential buildings with a 70-square-meter built-up area based on a notification procedure, with the maximum total usable area for such buildings not exceeding 90 m2. Adoption of the draft amendment to the Construction Law and the Law on Planning and Spatial Development is planned for Q3.
The proposed regulation assumes that in the absence of a local spatial development plan, a decision on development conditions for such facilities will be issued within the maximum period of 30 days.
The bill also provides for a change in the permissible building area of free-standing single-story recreational buildings for temporary rest from the current 35 m2 to 70 m2. It is planned to introduce a limitation that the span of structural elements in such objects will not be more than 6 m, and the overhang of supports will be limited to 2 m.
